Before we dive into the topic, let’s first define what an exclusive contract is so we’re all on the same page:

Exclusive Contract: It’s a service agreement between the PROPERTY OWNER and the REAL ESTATE PROFESSIONAL that outlines the terms and conditions of the promotion and sale of a property. The defining element is that only the agent specified in the contract is allowed to handle the process from start to finish.

Talking about exclusivity contracts is often considered a “touchy subject” because it’s highly misunderstood. One of the things I used to hate the most when listing a property was hearing the owner say, “whoever brings me the buyer gets the commission.” Like—what kind of Hunger Games nonsense is that?

I want to believe that, as with most misconceptions, this one comes from lack of knowledge. So let me walk you through some of the biggest myths about exclusive contracts—so you can avoid falling into the ignorance trap and don’t end up looking like... *that*.

MYTH: If I give my house to several agents, I’ll have a better chance of selling it quickly.

FACT: No, no, and no! Imagine an agent has five similar listings to yours, but only one has an exclusive contract—guess which one they’ll prioritize? Don’t sabotage yourself, king.

MYTH: The more agents promoting my home, the more exposure I’ll get and the faster I’ll sell.

FACT: How many real estate agents do you personally know? 5? 15? 30? I’m connected to all of them—yes, all professional real estate agents in our network. When you sign an exclusive contract, the agent doesn’t just promote it alone. They share it through the MLS and with colleagues, giving your home real exposure. You’re not limited to a few agents—you get a whole network. That’s statistics 101, babe.

MYTH: If I don’t sign an exclusive, I can ask for more money and let the agent add whatever commission they want.

FACT: Really? You think it’s a good idea to let your home price become a circus on the internet? Are you even aware that your house could end up listed with 5, 15, or even 30 different prices? Buyers will walk away the second they see that inconsistency. And I’m not even going to talk about how disrespectful that is to the agent’s work. Respect yourself a little, please. Don’t pull stunts like that—you’re just setting yourself up for a nightmare.

I’ll stop here before I get more worked up, but here’s the takeaway: if you want to sell on the best terms and in the shortest time possible, signing an exclusive contract is the way to go. Ask for references, vet your options, and choose the most professional agent. Trust me—it works.
