What %$#@! Does “Turnkey” Mean?

If you’ve spent more than five minutes looking at properties in Playa del Carmen, Tulum, Mérida or Cancún, you’ve probably seen the famous phrase:

“Turnkey condo”

And you probably thought:

“Ok… but what exactly are they giving me? The keys? The furniture? The in-laws too or what?” 😅

The truth is that “turnkey” is a very popular term in real estate, especially in the Riviera Maya and the Yucatán Peninsula, where tons of properties are sold to investors, vacation rental buyers and out-of-town purchasers who want to avoid the headache of furnishing and equipping a new condo or house from scratch.

So… what does it actually mean?

A “turnkey property” is supposed to be a property that’s ready to use from day one.

In other words, you should theoretically only need the keys placed in your hand to start using it immediately.

In theory, you shouldn’t have to worry about:

  • Buying furniture
  • Installing air conditioning
  • Equipping the kitchen
  • Decorating
  • Hiring carpenters
  • Buying appliances
  • Installing curtains
  • Buying beds
  • Etc.

You’re supposed to receive something “functional”, “livable” and ready to operate.

Buuuut… here comes the little detail 👀

There is no universal definition of what “turnkey” actually includes.

And that’s where many buyers get unpleasant surprises.

For some sellers, “turnkey” means:

  • Fully equipped kitchen
  • Closets
  • Air conditioners
  • Furniture
  • Curtains
  • Appliances
  • Decoration
  • Television
  • Kitchenware
  • Linens
  • Even the ironing board!

And for others it may only mean:

  • Kitchen
  • Air conditioners
  • Closets
  • Some furniture

…that’s it.

Yep.

And they still call it “turnkey”.

This happens A LOT in Playa del Carmen and Tulum

Especially with pre-construction properties, where you’re basically buying promises and pretty renders.

Many renders show gorgeous condos with amazing decoration, but the real package may include way less.

It can also happen with resales, where they told you everything you saw during the showing was included… but conveniently forgot to mention they were taking “a few little things” with them.

Sometimes:

  • The furniture delivered is different from the render or model unit
  • The private rooftop comes unequipped
  • The TV is not included
  • The linens are not included either
  • The decoration was only “staging”
  • Or you simply receive less than what you thought was included

And technically…

they may not even be lying.

The term is just used VERY loosely.

So how do you protect yourself?

Simple:

Get EVERYTHING in writing.

Don’t settle for:

“Yeah, it includes furniture.”

Ask specifically:

  • Which furniture?
  • How many pieces?
  • What brands?
  • Is decoration included?
  • Are appliances included?
  • Does it include washer and dryer?
  • Shower glass?
  • Ceiling fans?
  • TVs?
  • Linens?
  • Kitchen utensils?

And always request the full inventory list.

Because there’s a huge difference between a real turnkey property…

…and getting an inflatable mattress, a fan and a folding chair while someone says:

“Ready for Airbnb!” 😬

Is buying a turnkey property worth it?

Most of the time, yes.

Especially if:

  • You live outside the city where you’re buying
  • You want to move in or rent it quickly
  • You don’t want to coordinate furnishing
  • You don’t know local suppliers
  • You want to start generating income immediately

In cities like Playa del Carmen, Tulum and Mérida, where many buyers are investors or out-of-town purchasers, the turnkey format can save you a LOT of time and headaches.

But precisely because of that…

you need to carefully verify what is actually included.

The golden rule

If it’s not in writing…

it does not exist.

Simple as that.

Because later come the famous phrases:

“I thought it was included”

“But it appeared in the render”

“They told me on WhatsApp”

“That’s what I understood…”

…and that’s when the problems begin.

So the next time you read:

“Turnkey condo for sale in Playa del Carmen”

you now know the correct question is NOT:

“Does it include furniture?”

The correct question is:

“What %$#@! exactly does it include?” 😅
